In today’s market, hesitation can cost you — sometimes hundreds of thousands of dollars. That’s why I teach my clients the “2 Yeses and 1 No” rule when selling, especially in a buyer’s market.
✅ Yes #1: Your first offer is usually your best offer.
Serious buyers move quickly — that first offer is often the strongest you’ll see. Don’t ignore it.
✅ Yes #2: You can negotiate… but don’t get greedy.
Counter in good faith and keep the deal alive. Pushing too hard can cause buyers to walk away completely.
❌ No: Don’t leave your home sitting on the market too long hoping for something better.
More days on market usually means fewer, weaker offers. I’ve seen sellers walk away from $200,000+ because they were waiting for “the one” — and it never came.
🎯 Bottom line: In this market, hesitation costs money.
If you’re feeling stuck, ask yourself — is it excitement… or hesitation? Then act decisively.
